Esas Aeropark

Aeropark is located in Kurtköy, which is one of the fastest developing districts of Istanbul where Sabiha Gökçen airport is also found. It is a mixed used real estate project including offices and housings.

The project covers a construction site of 55,000 sqm whose 30,000 GLA is undertaken by Tabanlıoğlu Mimarlık. Esas Aeropark has been awarded 2015 Leed Gold Certificate by Turkish Green Building Council.

In harmony with the topography, the structure consists of two interrelated blocks — one with nine floors and the other with seven. In addition to office and residential floors, the building’s entrance provides direct street-level access to the main office of Pegasus Airlines. On the upper levels of the block occupied by Esas Holding offices, residential units ranging from 60 to 120 square meters have been designed, suitable both for long-term stays by airline professionals and for shorter visits.

The soft curves formed by the relationship between the two buildings, along with the voids and connecting arcs created between them, produce an elegant flow. The need to shield from the strong northeast wind defines the primary form of the buildings. Their relative positioning takes into account the natural elevation differences of the site, and their orientation is determined according to the sun’s daily movement. Thanks to an efficient placement along the north-south axis, the interiors benefit from optimal daylight throughout all seasons, while the thermal performance contributes positively to energy efficiency.

The transition space naturally formed between the parallel façades of the two buildings has been planned as a semi-sheltered public area, constituting an integral part of the neighborhood’s pedestrian network. This passage creates a 20-meter-wide pedestrian connection that also serves nearby residences. Within this area—linking two streets at different elevations—small shops, cafés, and rest or meeting spots are provided not only for direct building users but also for the surrounding community.
